Why Get a Home Inspection?

A home inspector is an unbiased 3rd party inspector that is licensed by the state (NC & SC). Whether you're buying or selling your home or just want to get it checked out, it makes no difference to the inspector. The home inspection process is roughly the same for every single home. We focus on the functionality and safety of the home and not cosmetic flaws. From the top to bottom and inside and out, we will check every accessible part of the home.
It is a visual inspection, but we use modern tools to detect problems that are sometimes difficult to see with the naked eye. For example, if you find a moisture stain under the house, it may be hard to tell if there is still a leak. But if you check it with a moisture meter, it will tell you if it's still an active leak. Thermal imagery is also another excellent tool that inspectors use. Looking at your home with a thermal imaging camera can show you where there is any moisture intrusion, heated or cooled air leaking from the HVAC system, missing insulation in the walls, and other things.
The inspection report will give you a complete picture of the true condition of the house. For every defect found, the report will explain why it's a defect and who to call to further evaluate or fix the problem. No matter where you're at in the home ownership process this knowledge is so important. Getting an inspection before buying a house will help to curb unexpected surprises with the house and may help with the negotiation process if there are any major repairs to be made. Having the home inspected before listing your house for sale will help to get ahead of anything the buyer's inspector may find in the middle or your sale. Even if you're not buying or selling, a home inspection can help you stay on top of things.
Our homes go through a lot between our constant usage on the inside, the weather conditions on the outside, and even just sitting there supporting its own weight along with all of our stuff. Getting a home inspection can help you find problems before they become a major, expensive repair or safety issue. Being a homeowner and having a family myself, I know how important it is to keep your home safe and functioning. I enjoy helping people have peace of mind knowing they have a full picture of the condition of their home.

Very interesting information. Thanks Brian!
